Serra Mesa's Apartment Glut Stops at the Single-Family Streets

"We are a concession-driven market," apartment consultant Lucinda Lilley told the San Diego Union-Tribune this summer. "Rent has flattened out, increases are not happening a whole lot. Concessions are often required to attract tenants."

Along Aero Drive, those concessions are easy to find. In the single-family streets of 92123, the market has moved the other way. Fewer homes are for sale than a year ago, they sell faster, and they sell closer to the asking price. If you're weighing renting in Serra Mesa against buying here, it helps to know why the apartment deals don't reach the houses. The two markets are short on different things.

Aero Drive's new apartments are competing for tenants

Over the past year, several large rental buildings have opened along Serra Mesa's northern edge and in neighboring Kearny Mesa. The Union-Tribune places AMLI Aero and Elowen in Serra Mesa. Both properties market themselves as Kearny Mesa addresses, so when you search, it's worth knowing the Aero Drive corridor goes by both names.

Complex Location Units Status Advertised offer, mid-October 2026
AMLI Aero Aero Drive, Serra Mesa 442 Opened September 2025 Up to 10 weeks free off base rent, up to two free parking spaces
Elowen 8555 Aero Dr., Serra Mesa 302 Projected to open in 2026, now leasing Up to 10 weeks free base rent, $1,000 look-and-lease, up to $1,000 toward moving
Broadstone Soren Kearny Mesa Road, Convoy 432 to 437 Complete and leasing as of October 1, 2026 Up to 10 weeks free, $1,500 look-and-lease on select homes
Alexan Camellia Kearny Mesa 531 Open to tenants as of March 2026 None captured

Published counts for Broadstone Soren differ. BuildSD's October 1 completion update lists 432 units, and Kidder Mathews' Q3 2026 report lists 437 units with delivery expected in the fourth quarter.

The Union-Tribune's July story gave the clearest picture of how much empty space there was. Citing CoStar, it reported AMLI Aero at 72% vacancy as of late June, and the Mission Valley/North Central rental submarket, which includes Clairemont, Kearny Mesa and Allied Gardens, at 9.4% vacancy with average rent down 0.9% from a year earlier. Those figures describe mid-2026. Since then, countywide vacancy has come down to 5.0% in Q3 2026, from 5.5% in Q2, according to Kidder Mathews. Even so, the 10-week offers on the Aero Drive buildings are still being advertised in mid-October.

More of the nearby construction is rental too. Community HousingWorks broke ground this spring on Serra Mesa Apartments on the former library site, 60 affordable homes at what the Serra Mesa Community Council lists as 3440 Sandrock Road. At SDSU Mission Valley, the first affordable project, Addison, will have 126 apartments, with first occupancy expected as early as 2028. None of these projects adds a single home for sale in 92123.

What ten free weeks do to a monthly rent

Concessions get advertised in weeks, but people budget in months. Take AMLI Aero's listed one-bedroom, about 663 square feet, at a $3,150 base rent, and assume a 12-month lease with the full 10 weeks free.

  1. Twelve months at $3,150 comes to $37,800 in base rent.
  2. Ten weeks is a little over 19% of a year, so the free period is worth roughly $7,270.
  3. That leaves about $30,530 for the year, which works out to roughly $2,540 a month.

That works out to about $600 a month below the sticker price, for a new one-bedroom with a rooftop pool. Both landlords say terms and conditions apply, and Elowen notes that a minimum lease term is required, so the actual discount depends on the lease you sign. For a renter, the effective rent on the Aero Drive corridor is well below the advertised price.

A mile south, fewer houses are for sale

The detached-home numbers for 92123 come from the Greater San Diego Association of Realtors' September 2026 Local Market Update, the most recent month available. They show a market getting tighter as the rental market loosened.

  • Inventory: 20 detached homes for sale at the end of September 2026, compared with 36 a year earlier.
  • Months of supply: 1.8 in September 2026, down from 2.9.
  • Speed: 21 median days on market in September, half of September 2025's 42.
  • Price received: 98.6% of original list price in September, up from 96.0%.
  • Median price: $1,000,000 in September, down 5.4% from $1,057,000, based on 15 closed sales.

The median dipped, but on 15 sales a single month moves easily. The year-to-date median through September is $1,032,500, 2.6% lower than the same stretch of 2025. Prices have leveled off. Fewer homes for sale, faster sales and a higher share of list price all point to tighter competition.

Why lower rents don't reach the detached homes

The cause shows up in the new-listings line. Through September 2026, 140 detached homes came on the market in 92123, down from 222 over the same months of 2025. That's a 36.9% drop. Pending sales fell less, from 119 to 97. Buyers pulled back somewhat, and sellers pulled back much more.

Mortgage rates help explain it. Freddie Mac's 30-year fixed average was 7.40% the week of October 15, 2026. A year earlier it was 6.27%. An owner who sells and buys again takes on today's rate on the next loan. When owners decide whether to list, a vacant apartment on Aero Drive doesn't enter into it.

That's why the rental glut can't push detached prices down. Cheaper rent can draw some would-be buyers back into renting, and the drop in pending sales suggests some of that is happening. But detached prices in 92123 are held up by how few homes come to market, and that decision belongs to owners. A 442-unit building with 10 weeks free does nothing to change how many three-bedroom houses get listed.

Condos are where renting and buying overlap

Attached homes are a different story. A condo or townhome in 92123 is close enough in size and monthly cost to a new apartment that renters and buyers are weighing the same budget. The attached numbers look less like the detached market and more like the rental market.

92123 attached homes 2025 2026
Median days on market, Jan.–Sept. 31 44
Median sales price, Jan.–Sept. $590,000 $600,000
Closed sales, Jan.–Sept. 45 49
Inventory, end of September 13 15
Months of supply, September 2.7 2.9

Condos sold at about the same pace as last year and at about the same price, but sellers waited longer to find buyers, and supply grew a little while detached supply fell sharply. September on its own showed a $564,000 median and 101.8% of original list price, but that month had only four closings. SDAR warns that percent changes "can sometimes look extreme due to small sample size." The rolling 12-month condo median for 92123 was $700,000.

Here is a rough comparison with the concession math above. At the year-to-date attached median of $600,000, a buyer putting 20% down would borrow $480,000. At 7.40% over 30 years, principal and interest come to about $3,320 a month, before HOA dues, property taxes and insurance. That compares with roughly $2,540 in effective rent for a new one-bedroom on Aero Drive. A typical condo and a 663-square-foot one-bedroom are different homes, and only one of them builds equity. Still, a condo seller in 92123 is competing for the same household budget as a leasing office with 10 weeks free, and the longer days on market fit that. This comparison is general information, not financial advice. Your own loan terms, HOA dues and tax picture should come from a lender and a tax professional.

For buyers, the effect depends on what you're shopping for. Condos in 92123 are selling more slowly this year, which gives shoppers more time to look. Detached homes are in the tightest market the ZIP has had in a year, at 1.8 months of supply, and lower rents nearby won't loosen it.

Questions buyers ask about Serra Mesa right now

Will the apartment specials eventually lower Serra Mesa house prices?

The September 2026 data shows no sign of it. Detached inventory fell 44.4% from a year earlier while the Aero Drive buildings were advertising up to 10 weeks free. Rental supply and the number of houses owners list move for different reasons.

Is the rental glut getting worse?

Countywide, it's easing. Kidder Mathews reported vacancy at 5.0% in Q3 2026, down from 5.5% in Q2. The offers on new Aero Drive buildings may outlast that trend, since newly built complexes take a while to fill.
